As you said yourself -

What if a buyer have his own server? are you locked on a server deal that needs to be included in the sale?
Just saying > Dont expect much more than the price of the license... The site makes no profit, so why pay more?
As "dirty angel" also said. It's all about profit - and life sucks... If you aren't able to show a profit, better expect all the hours you invested as "lost" and be happy if you can get a full price for the license back.
Anyway - try to post a price here, and lets see if any of us are interested - its a lot better and more serious that way.
